About Noyau Bleu
Independent by design
Noyau Bleu was founded on a simple premise: the moment an advisor earns a commission or a vendor fee, they become what they're supposed to be evaluating. So we don't.
Mission
To give organizations the evidence, structure, and independence they need to make confident decisions about the buildings they occupy — and to hold their suppliers accountable for delivering them.
Vision
To be the reference for independent real estate and facilities governance in Canada: the firm boards and executive committees call when the stakes are high, the data is unclear, and the answer can't come from someone with a stake in the outcome.
Positioning
For regulated, multi-site organizations that spend heavily on buildings and outsourced services, Noyau Bleu provides fee-only advisory and interim executive capability. We strengthen senior real estate leadership where it exists, and provide it where it doesn't. Unlike brokerage and facilities-services firms, we earn nothing from the transactions or contracts we recommend.
Not a broker who learned real estate, and not a consultant who learned it secondhand
The founder of Noyau Bleu is a corporate real estate executive who also holds a Chartered Real Estate Broker licence, a building inspection certification, and a Lean Six Sigma belt — and who has also led procurement governance at enterprise scale. That combination of operating, transactional, technical, and procurement experience is what sets an independent governance advisor apart from a broker whose advice is shaped by commissions, or a generalist consultant who has never run a real estate or procurement function from the inside.
That depth comes from more than two decades leading corporate real estate, workplace, and facilities functions inside large, complex organizations — building the same discipline that CFOs expect from any other capital-intensive part of the business. That experience spans senior real estate and procurement leadership inside global enterprises in interactive entertainment, aerospace manufacturing, healthcare distribution, and national real estate advisory, covering mandates in portfolio strategy, transaction execution, workplace strategy, and facilities and procurement leadership — including directing enterprise-scale portfolios and nine-figure supplier categories that most real estate consultants never touch.
Over that time, the throughline has stayed the same: real estate decisions are business decisions, and the suppliers who deliver them should answer to the organization paying for them — not the other way around. A lease renewal is a capital allocation choice. A workplace redesign is a talent strategy. An outsourced facilities contract is a risk decision as much as a cost one. Treating any of these as a back-office function, reviewed by no one with an independent stake, is how portfolios and supplier relationships quietly become liabilities.
Noyau Bleu was created to bring that same senior-level, business-first discipline — and the independence to say so plainly — to organizations that don't have, or don't yet need, a full-time head of real estate on staff. Every engagement is led personally, fee-only, with the same rigour whether the mandate is a single supplier audit or an enterprise-wide portfolio strategy.
How Noyau Bleu engages
- Fee-only — no commissions, no referral fees, no vendor kickbacks, as a matter of policy, not just a promise.
- Direct, senior-level engagement — no junior staff, no hand-offs.
- Fluent, native-level advisory in both English and French.
- Grounded in Montréal and Québec market practice, with experience across Canadian and North American portfolios.
- Comfortable operating alongside finance, legal, HR, and operations stakeholders, not just facilities teams.
